After the 2015 purchase of the 28-story building at 200 West Jackson, new owners White Oak Realty Partners and Angelo Gordon had a challenge: reinvent a tired, Class B tower for today’s discerning tenants. The task was especially tough with an occupancy rate below 60 percent.

Joining the building team soon after, JLL collaborated with ownership to enlist the services of Wright Heerema Architects and Morgan/Harbour Construction to envision and execute on an extensive, Class A renovation that touched 27,876 square feet of the building’s common areas. This sometimes-disruptive construction process required creative solutions to ensure continued tenant satisfaction, including regular communication and weekly happy hours—a tenant favorite.
The redevelopment consisted of three major parts. The new 28th-floor tenant amenities lounge offers a fitness center, yoga and aerobics area, locker room, full showers and the well-received four-seasons hospitality lounge dubbed “The Notch.” The updated lobby includes a new storefront, security desk, bike room and video wall, as well as finishes of luxury porcelain tile, terrazzo wall tile and a back-lit perforated metal wall feature. Finally, common area bathrooms and corridors were updated with quartz vanities and porcelain tiles.
The end result is stunning. The Class A interior generated significant publicity, from Crain’s Chicago Business to Chicago Architecture, due to the building’s impressive, forward-thinking amenities. Since completion, the sleek and inviting space has hosted frequent gatherings for the building and specific tenants. Ownership has seen a notable increase in foot traffic and occupancy has reached a bustling 88 percent.
