Earlier this week JLL’s Chicago Markets summer interns got a behind the screens look at one of JLL’s Multi-site programs, the AMC movie theater at 600 N. Michigan, led by our Project and Development Services (PDS) team.

Emily Brown, PDS Project Manager at JLL, started off the tour by briefly explaining the three parts of PDS: multi-site (like the AMC movie theater project), tenant improvement (hotels, for example) and development. A typical workweek for her includes traveling to visit sites, fielding conference calls and navigating pay-apps and change orders.

“There are roughly 300 AMC movie theaters across the United States and more than 40 of those will be renovated this year,” Emily says. Typically, a PDS Project Manager oversees several projects a year. While working with AMC, Emily is in charge of three movie theater renovations at a time.

Following a multimillion-dollar renovation led by JLL’s PDS Multi-site team, the 600 N. Michigan AMC movie theaters are newly designed with luxurious Italian textile finishes. Additional bells and whistles include an open bar (above) filled with numerous beverage options for its customers, along with a full-menu concession area (below) that can deliver food right to your seat! Believe it or not, more of movie theaters’ revenues come from concessions than ticket sales, we learned.

Another stand out is the more modern and innovative furniture and décor at AMC. Old, standard movie theater seats were replaced by comfortable, reclining brown seats with red lining to go along with the AMC brand colors. Although the capacity per auditorium has significantly decreased by almost 50%, AMC has decided to take a “quality over quantity” approach with the renovation of its movie theaters by reducing the amount of seats in order to provide guests with more comfort and space.

JLL’s Chicago Markets interns have a busy summer planned as we absorb the intricacies of the commercial real estate industry. Check back here for updates on our adventures!
